FREDERICKSBURG – Most Popular Destination in the Texas Hill Country

If you have always wanted to visit a Hallmark Christmas movie town, Fredericksburg is exactly that, on steroids! This is also the wine country of Texas with more than 50 wineries in the area and at least 50 more planned.

This small town only has a population of 11,000 but over 1.6 million people visit annually (over 30k per week). Due to Texas’s mild winters, tourism occurs throughout the year.

Restrictions: If shopping within city limits, I recommend only looking at properties that are currently permitted as the permit is transferable. There are no restrictions outside of city limits.

CANYON LAKE

Canyon Lake is a huge lake built by the Texas Army Corps of Engineers. It is one of the more affordable markets in the Texas Hill Country. There are tons of STR properties but only about 20% are doing a really good job. It’s easy to stand out from the competition. Lakeside properties are very rare in this market.

Why do people visit?

  • Fishing, boating, skiing.  It is all about the water here. There isn’t a ton to do other than lake activities unless you are on the New Braunfels side of the lake and can visit New Braunfels and Gruene for tons more activities

Who is visiting Canyon Lake

  • Primarily families

The average purchase price point for a 3/2 – $350-400k 
Restrictions: None. There are a few HOAs in the area that restrict STRs.
