How Omid Tehranirad Quickly Went from 1 Cabin to 7 in the Smoky Mountains
Avery interviews Omid about his journey into short-term rental investing. Omid shares how he transitioned from a corporate career to real estate, starting with investing in the Smoky Mountains and scaling to multiple properties, leveraging partnerships and strategies to build a successful portfolio.
Avery: Hey guys, welcome back to another episode of the short-term show. Today, we have Omid the rad investor, and he’s going to tell us a little bit about his journey in short-term rental investing. How’s it going, Omid?
Omid: What’s up, Avery? I mean, I’m super excited to be on the show. You know, it’s kind of crazy how it’s gone full cycle.
Avery: I know I’m an Avery Carl product, so, you know, I’m just excited to show how you’ve been able to have that butterfly effect across the investment community with short-term rentals.
Omid: Oh, well, that’s very sweet of you to say. Well, let’s start at the beginning. Tell us how you got into real estate investing and what you were doing before that made you decide to get into this world.
Avery: Sure, yeah. So, I’m from Southern California. I’m a father of three rambunctious children. I did a very traditional thing that a lot of people do, which is, you know, go to college, get good grades, get a corporate job, and try to move up the ladder.
Omid: Okay, so how did the transition happen?
Avery: I did the corporate job for about 18 years. I dabbled in real estate over the years, but nothing serious. Then the pandemic happened. During that time, I was able to spend more time with my family. Some people might think that’s a curse, but I thought it was a blessing. It gave me the opportunity to revisit my priorities.
Omid: Interesting. How did you come across real estate investing?
Avery: Luckily, I came across another real estate investor who listened to your podcast, and they said, “That podcast is like the butterfly effect!” That’s when I got on Bigger Pockets, and they were like, “Hey, let’s go to the Smoky Mountains.” I’m investing, and you know, his name is Alex Sabio; he’s been on this journey.
Omid: Yeah, Alex, he’s great.
Avery: Yeah, so I knew we were aiming to be apartment syndicators at the time. We weren’t experienced enough, though. We all had corporate jobs, or other demanding jobs, so we pivoted into short-term rentals. I bought a five-bedroom cabin in the Smokies in 2020, and three years later, I have five cabins there and two more under construction.
Omid: Wow, that’s amazing growth. What about the Joshua Tree?
Avery: Oh yeah, 21 listings there. So in total, that’s a lot of properties, and I’ve been able to leverage partnerships. I have two other partners, and we were able to stay in our lane, focus on our strengths, and scale efficiently.
