Insider Tips for Buying Airbnbs in the Sarasota Area

With metropolitan submarkets such as Sarasota, Bradenton, and Seminole, as well as vacation areas like Siesta Key and Anna Maria Island, this area of Florida is one of the most versatile markets for real estate investing. In this episode we explore the ins and outs of the central west coast of Florida with experiences short term rental investors and Short Term Shop realtors John and Christina McNaught.

Avery: Florida, awesome! So, you guys are investors in the Sarasota-Bradenton market?

Bradenton: Sure, absolutely. We currently have five short-term rentals in both Sarasota and Bradenton, a mix of single-family homes and duplexes. We kind of started in real estate back in 2013 with a single-family long-term rental. Back then, you know, we were just getting started, learning, and got our first property. We were making $100 bucks a month, but we were Real Estate Investors, so you know, that was kind of exciting. But the money just wasn’t there, you know, so we eventually moved into small multi-family properties, like duplexes.

Avery: Oh wow, so what happened next?

Bradenton: Well, instead of making $100 a month, the next thing you know, we were making $1,000 a month. So that was better! But then, the next house we bought, we wanted a multi-family, but we also wanted a pool. So, we bought a two-unit property. One side was a 3-bedroom, and the other side was a 2-bedroom.

Avery: Wow, that’s quite a shift! Talk about your market real quick, though. I know you’re in Sarasota and Bradenton, but you guys cover a lot more than that, right?

Bradenton: Yeah, absolutely. We pretty much cover the Sarasota area up through Bradenton and into the Clearwater area. We even do some work in Manatee County, which is just north of Sarasota County. Some notable spots are like Siesta Key Beach, Anna Maria Island, and Clearwater Beach—those are the more popular names. It’s that whole general area, about an hour south of Tampa.

Avery: Awesome! I drove to Tampa and back over the weekend with my two small children. We went to see Billy Joel at Raymond James Stadium!

Bradenton: Oh man, that’s awesome! Raymond James Stadium is a great venue for concerts.
