Avery welcomes Pat Hiban to the Short Term Show, discussing his books, GoBundance mastermind, and sharing a hilarious anecdote about an interview with Tracy from Million Dollar Listing, where Tracy hung up mid-interview after a misunderstanding about being recorded.

Avery: Hey guys, welcome back to the Short Term Show. Today we have a guest that I am very excited about. I’m excited about all of our guests, but this one I’m particularly excited about because I’m a big fan. We have Mr. Pat Hiban. He has written three amazing books, the most recent of which is “The Quitter’s Manifesto,” which we’re going to talk about today. He’s also the founder of GoBundance, which is a mastermind that I’m also in on the women’s side. He’s done a lot of really cool stuff that we get to hear all about today.

So how’s it going, Pat?

Pat: Hey Avery, I’m excited. This is an honor. Thanks for having me. Yeah, thank you so much for coming, and I know you’re not super in the podcast world anymore, but I listen to every single one, every single episode of Real Estate Rockstars, back in the day, especially when I was first starting up, and I was driving from Nashville to the Smokies four hours each way to show like one house sometimes, and I would binge. I binged.

Avery: Actually, my favorite one was the episode with Tracy from Million Dollar Listing, where you just started to ask her like two questions, and she yelled at her publicist in the room with her and was like, “This guy doesn’t know who I am,” and hung up.

Pat: Yeah, that was funny because she—you know, I was waiting for like a cease and desist letter for years for that. I actually recorded it. You know it was only like four minutes long or whatever before she hung up on me, and she cursed me out. Then she hung up simply for asking how much money she made, what her net profit was, and how many houses she sold.

Avery: And you know, I had it. I had the recording, and I played it. I had it on my phone. Actually, I played it at a seminar.

Pat: I go to a bundled seminar, and I played it for about ten people, and I asked them, “What do you think I should do? Do you think I should publish this?” Because I was a little afraid about getting sued.

Avery: And?

Pat: They go, “No, because you know, she agreed to be recorded, so it’s her fault that she didn’t know she wasn’t muted.” So after about a week of thinking about it, I said, “Alright, just do it.” And I did it, and man, did she get lit up on YouTube. Everywhere we posted it, people would just— the haters came out.

Avery: Wow.

Pat: I was in Cookeville. I had just pulled over and gotten a Starbucks, and I was like, “Alright, cool. I’m settling in for another one.” Then it just—I didn’t realize she didn’t think she was on mute. I thought she was just really doing like she didn’t care that she was being recorded. She thought she had hit pause on the video, but she didn’t pause the audio. So that’s what happened. She goes, “I’m muted,” but she kept telling her sister, “I’m muted.” I’m muted, and I’m like, “No, you’re not. It says it’s recording.”

Avery: Oh my goodness. Wow.

Pat: Could hear everything we were saying. But anyway, let’s talk about what we’re here to talk about. So, Pat, why don’t you introduce yourself, tell us a little about yourself, so the listeners can get to know you a little better.
