He recently sold his house to live in an RV, using the profits to invest further in short-term rentals. Tim also highlights his learning curve with Bigger Pockets and his evolving strategy with short-term rentals.

Avery:
Hey guys, welcome back to the Short-Term Show. Today, we’re talking with Tim Grillot, who recently sold his house and is now living in his RV, traveling the country, or sort of when he’s not working. Based on his income through short-term rentals. Hey Tim, welcome to the show! Good morning, how are you doing today?

Tim:
I am doing awesome, thank you. So to get started, tell us a little bit about yourself.

Avery:
You got into real estate investing and what your portfolio looks like, cool yeah?

Tim:
That’s kind of a long story, but you know, it started back when I was 17. I bought my first property when I was 17 years old. I bought an old tavern and an old railroad depot side by side. That turned into my first flip if you will. I had that for a little while, turned around and sold it for like three times what I paid for it.

Avery:
Wow, that’s incredible.

Tim:
Yeah, there was a string of very unorganized long-term rentals that I started in my early 20s. I lived up in Iowa at the time. Fast forward a few years, I moved to Kentucky, and my wife and I decided to really start investing. We bought a couple of long-term rentals, which quickly escalated to more properties. I tend to get into something and look after the facts, so we bought more.

Avery:
Interesting!

Tim:
Yeah, I found Bigger Pockets shortly after we bought our first long-term rental, and learned a lot from there. That led us to buy more and more. Then one day, we were on vacation reading about short-term rentals. We decided we wanted to give it a shot.

Avery:
And how did that turn out?

Tim:
We put an offer on a condo and, right after that, found your podcast, started listening, and soon hooked up with you guys. We ended up getting our first cabin. Right now, we’ve got nine long-term doors and two short-term doors.

Avery:
You just sold your house, right?

Tim:
Yeah, we sold our house yesterday, moved into the RV, and we’re going to reinvest the money into more short-term rentals.

Avery:
That’s so exciting! Before we get into more about your portfolio, what made you buy a tavern and a railroad depot at 17 years old?
