Ricky Carruth on Market Trends and Investment Tactics
Ricky Carruth, a seasoned real estate investor and coach, joins Avery to share his journey from selling condos on Gulf Shores to coaching thousands of agents. He discusses his success in short-term rentals, long-term investments, and his transition into coaching, while also sharing his excitement for upcoming projects and tours.
Avery: Today, we’re interviewing someone I’m a big fan of and that you may be aware of if you’re in real estate. Welcome, Ricky! How’s it going?
Ricky: Good, good! It’s good to be here.
Avery: Great to see you! Thanks so much for coming on.
Ricky: My pleasure, my pleasure.
Avery: Let’s start off with you just telling us a little bit about yourself and your background. I know you’re an investor, but tell us more about your real estate journey.
Ricky: Absolutely. I’ve been in real estate since I was 20 years old, starting down in Gulf Shores, Alabama. I began by selling condos on the beach, and short-term rentals were my niche. I did that for over 20 years, buying and selling properties. I have a lot of long-term investments, bought a bunch of condos, but I don’t keep them. I usually buy them, run them for a couple of years, and then sell them to flip into other stuff. For example, we did a commercial deal where we flipped one into another commercial deal, and then another one went into a bunch of new construction homes. So, yeah, I’ve been an agent forever.
Avery: That’s amazing! What’s next?
Ricky: I was the number one agent in my market for a long time, and then I transitioned into coaching other agents. I started down that path, and I just love it. I travel, speak a lot, and produce a lot of content. I’ve helped thousands of agents double and triple their volume – it’s been a lot of fun!
Avery: Wow, that’s impressive. Are you still involved in real estate sales?
Ricky: Yes, I still dabble in real estate, especially in terms of listings and sales, although my dad handles the day-to-day. I still do the marketing piece – I was just texting a client about listing a condo right before I hopped on here. Outside of that, I’m focusing on building an apartment complex. We broke ground this year after closing on the property last month, so I’m really excited about that journey!
Avery: That sounds incredible. What’s coming up next for you?
Ricky: I’m about to go on tour from February to September. I usually hit two, three, or even four cities a month. I take the winter off to regroup, but now I’m ready to get back on the road!
