Avery: Hey guys, welcome back to another episode of the short-term show! I have a really cool guest today. I’m introducing Shawn Moore. Not sure why we haven’t had him on until now; he’s been around for a long time. I would say he’s the OG, if not one of the OGs, of the vacation rental education space. I’ve seen his name as long as I’ve been around, so it’s not about me; it’s about Shawn Moore. Shawn, could you introduce yourself to our listeners real quick?
Shawn: Avery, I appreciate you having me. I’m shocked we haven’t gotten together and done this sooner. I’m super excited about our conversation today. It’s not often because there are so many people that have come into this space in the last couple of years that I feel like you’re one of the OGs as well. It’s really fun to talk to somebody with as much experience as you guys have and what we’re doing in the vacation rental space. Side seeing the market shift around a little bit, I think we’re going to have a fun conversation. I think we’re in this together, so let’s talk about your background and where you own and what you own.
Avery: Absolutely. So, Shawn, what do you own, where do you own, and when did you start? Let’s start there.
Shawn: I’ve been investing in real estate since 2000, so 24 years now—it’s my 24th year. That’s all I’ve ever done. I got into the short-term rental space, and I bought my first one in 2006. I started getting serious about it around 2013-2014, and since then, we’ve really taken our entire portfolio over. I don’t own any other asset classes at this stage—that’s all I own. We’re spread out quite a bit and are pretty well-represented across the country. I’ve got a few in Idaho, Utah, Georgia, Florida, and Texas.
Avery: Awesome! So you’re in a number of different markets.
Shawn: Yes, all vacation markets. I like investing around national parks and state parks—that’s kind of my thing. My goal is to get out and create more of an outdoor experience for our guests. There’s a lot of great markets out there for vacation rentals, but for us, I kind of like the National Park and State Park stuff. We’re spread out in those areas.
Avery: That’s awesome, very similar to what I like to do. So you’ve been around for a really long time and have seen a number of shifts.
